Overall accountable for the Project Management that involves Design, Construction and CostManagement from concept to delivery of new developments and refurbishments across the UAE for an overall value of 500 million USD (ranging from 5Million to 150Million).
Responsibilities include but are not limited to:
Pre-Design planning
• Spend time understanding the specific requirements and ensure a high standard of service, particularly delivering what is required within budget and on time
• Work with the leasing and Property Management teams to identify internal IRR requirements and market requirements
Design and Construction Phases
• Oversee all stages of the design process of the project ensuring all stakeholders views are coordinated
• Lead, monitor and manage the consultants, ensuring that the client requirements are met
• Ensure that the construction meets the project criteria and is delivered on time, within budget and to the expected quality
Tender and Construction Documentation
• Review and approval of coordinated tender packages, pre-qualification of the contractors, bidding documents, construction contract and so on.
• Review bids, prepare recommendations for internal approval, and deal withaward
NOCs and authority approvals
• Ensure that all necessary approvals are sought, gained and documented
Cost control
• Appointing cost consultants as required, ensuring tight control of the project budget including administration procedures
Completion and handover to Property Management
• Manage the handover process between the Project Management and Property Management team ensuring that full handover documentation is provided
• Ensure that snagging and DLP is closed out

Overall accountable for the Design Management, Project Management that involves Design, Construction and Cost Management from concept to delivery for Showroom, Service Centre, Warehouses projects for new developments and refurbishments across the Sultanate of Oman for an overall value of 150 million USD.
Responsibilities included but are not limited to:
• Acted as owners’ representative when meeting with contractors, consultants and various Government Authorities.
• Reviewed contracts between owner-contractors and owner- consultants
• Coordinated between contractor and consultants
• Ensured that all KPI groups (Cost of construction, Time of construction, Client satisfaction and Quality) were met
• Monitor monthly project reports including site reports, technical details of work completed up to date and of work to be completed in the near future
• Reviewed the accuracy of financial reports such as the invoices received from contractors and consultants on a monthly basis
• Carried out site visits to ensure that the progress was up to date according to the work schedule
Responsibilities:
Coordinating and assisting the site staff in technical matters pertaining to the smooth and fast completion of the project keeping in pace for the high quality requirement of the client.
Dialogues with the consultant and the client in sourcing out approvals for the materials and coordinating with the procurement department towards the material delivery.
Created processfor managing the business unit; developed systems and procedures for the tendering department, procurement & central store division as well as the technical division.

Responsibilities:
Coordination with the lead consultants and the appointed sub-consultants towards preparing various types of conceptual plans and finalize the conceptual plans with management’s requirements, cost estimate of the project work, bill of quantities, tender for project work, technical bid analysis, checking of drawings prepared by the consultant, attending technical pre-bid conference with consultants & contractors.
Later coordinating and assisting the site staff in technical matters pertaining to the smooth and fast completion of the project keeping in pace for the high quality requirement of the client.

Representing the client in appointing the engineering consultants, contractors & specialist as well as liaising with them towards delivering new facilities for the Automotive Business.

• 3S Automotive Facility at Jalan Bani Bu Ali, Oman
• 3S Automotive Facility at Seeb, Oman
• Electronics Component Warehouse at Ghala, Oman
• Redevelopment of Service Centre at Ghala, Oman

Responsibilities:
Conducted site meetings with sub-contractors & consultants to keep in-line with the work schedules, specifications defined by the consultants and also complying with the construction plans.
Responsible for the progress of the entire project including meeting with the targeted date.
Reported to the management the manpower requirements to ensure the executing of the project according to the plan.
Material approval, costing and coordination for delivery of it to the site.
Solved all the technical problems at site or took the necessary action to solve them with the related departments, following their action until final solution is achieved.

Responsibilities:
Budget preparation for the fiscal year after evaluating and prioritizing the projects and liaison with the Department of Finance for the appropriate allocation of funds.
Liaising with the National Tender Board and the Department of Finance representing the Department of Health in finalizing with the award of the work.
Preparing quarterly project progress report for submission and further presentation to the Management as well as the Financing organization.
Representing the client in appointing the engineering consultants, contractors & specialist as well as liaising with them towards delivering new facilities for the Automotive Business.

Responsibilities:
Assisted the Project Manager in preparing Project plan using CPM.
Overall supervision of the technical and non-technical staff and workflow management.
Design of small culvert and channels with the prior permission of the consultants.
Liaise with the clients and technical discussions with the consultant regarding the early completion of the project.
Appreciated for the timely completion of the development work from the consultant and also the client.
Utilized Microsoft Project 2000 for the project planning purpose.
