• Monitor all systems & process of dept.as per SOP, BPF & ISO
• Department yearly budget and monitoring all the expenses closely
• Compliance of all external /internal audits

• Negotiation and finalize the annual transportation contract & vendor development
• Ensure the complete dispatch plan in time to customer and making sure zero delay in dispatch from plant and in transit

Space On Hire (Casual Leasing, Events & Promotions).

Casual Leasing:

•Identifying the suitable brand for the mall and conversion the lead to a deal.
•Making the commercial negotiations and preparing of the term sheet for the agreed period with the legal constraint by coordinating with legal dept.
•Coordinating for Design approvals and kiosk mounting for the final assessment with retail design delivery dept. and with the kiosk operator.
•Collection of sales details for making reports and evaluating the performance of the kiosk operator to ensure the sustainability in the mall.
• Single point of contact for all concerns related to the operations and customer feedbacks.
•To ensure smooth and positive relationship with the tenants, suppliers and contractors
•Follow up on the collection of monies owed from tenants and implementation of contractual terms

Events:

•Negotiation of the commercials for the events and making of the agreements.
•Making the indemnity for the activity.
•Responsible for the payments for the agreements made which is 100% advance.
•Execution of the events from setup till the completion of the activity even looking in to safety aspects during the activity.
•Negotiation for commercials of the movie shooting and helping them for the police proceeding for the activity by issuing no objection certificate.
•Single point of contact for the all the issues and concerns for the event agencies related to the mall procedure and customer issues related to the activity.
•Following of approval matrix for any discounted commercials.

Promotions & Signage’s:

•Revenue generation through signage’s internal and external by promoting the brand in the mall internally and through agencies in the market externally.
•Meeting the monthly revenue target and forecasting for the annual budget.
•Even promoting the brand through barter deals for support and also the FOC (for brand support).
•Following of approval matrix for any discounted commercials.
•Single point of contact for the concerns during the promotions.

Retail Relations:

•Performance tracking, analysis and management of retailers
•Retailer related events and promotions
•Business review meets and performance enhancement of brands
•Develop and maintain a long term beneficial relationship with all existing tenants and Retail Groups to ensure continued and future business
•To prepare, review and adjust financial budgets, systems and processes and monitor performance against budget
•To Act as interface between the mall management and the retailers.
• Shall devise systems and procedures to ensure retailer’s delight.
• Dealing with retailer issues and responding to complaints.
•Conducting business review meets for the better performance of the retailer.
•Preparing of the MIS reports.
•Tabulating the sales figures from the retailer to make the reports.
•Assist in Making budget for the department related to the retailer events and Mall anniversary etc..
•Ensuring that all retailers follow the mall standards related to design control zone and VM.

Mall Operations:

•Formulating annual Capex & Opex budget for the concerned dep’t and ensuring optimum utilization of the same through vendor management and Quality control.Handling the operations department on shift as a shift manager (housekeeping, parking, horticulture and information desk and maintenance dept.)
•Conducting audits like legal & statutory compliance, CSI, RSI, Kiosk Audits & food audits
•Vendor management related to the quality of the service and man power mgmt.
•Controlling the inventory and making requisitions based on requirement and quality control on the product procurement.
•Responsible for the MIS for the department related to mall operations (MMR, DRM, weekly reports.)
•Store management
•Reviewing the customer feedback and complaints and reverting on timely basis based on the complaints and with a corrective action.
•Coordinating with the marketing and SOH dept. related to event and promotion activities and their operational concerns.

Reports;
•Making the billing tracker for the kiosk operations for the month on monthly basis.
•Trackers for the promotions and signage are made for the billing on monthly basis.
•Fortnightly report related to the occupancy of the events, promotions and signage’s and sent to HOD (AVP-operations) for overview of the mall performance.
•Making the trading density report to understand the performance of the kiosk and the RRR (rent revenue ratio).
•Making the Rev. Share reports for the kiosk operations and other agencies which are applicable.
•Making MMR report (monthly Mgr. Review) and sent to AVP-operations (HOD) on monthly basis.
•DRM (Directors review monthly) report is made monthly and sent to HOD.
