JOB RESPONSIBILITIES:
• Manage buildings as per the contracts and schedule Preventative Maintenance (PM) and Standard Operating Procedures (SOP).
• Coordinate Hand over - Take over process with snag preparation and completion.
• Schedule daily workload ensuring the work is prioritized and completed expediently and professionally.
• Coordinate with internal and external resources including department, vendors, sub-contractors, client, etc., as required to meet the assigned job's operational needs.
• Interacting with clients for technical meetings to achieving the project KPI.
• Prepare quotations and estimations for additional work, refurbish works and complete within the given time frame.
• Making conditional survey reports of the assets in the building and submitting to clients.
• Analysing project costs and preparing budgets.
• Ensuring all operations are undertaken in a safe manner in accordance with Company QHSE & HSE policy.
• Implement best practice process to increase efficiency and ensure functionality, customer satisfaction and service level are being met
• Provide weekly, monthly and yearly reports to Engineering Manager.

JOB RESPONSIBILITIES:
• Responsible for the day -to -day management of work orders (preventive and corrective) and overseeing hard and soft service supervisors.
• Follow up & Monitor the work order status, material and purchase requests
• Supervise and conduct Electro- Mechanical PPM & Breakdown maintenance works to ensure that all machines and equipment are in optimum working condition and are up to the approved specifications
• Site meeting with consultants / clients
• Preparation of quotations and tenders
• Preparation of snag list for civil works and electromechanical equipment including chillers, split units, fire fighting system, etc.
• Quantity and cost estimation for the projects
• Negotiate with sub-contractors and vendors
• Monitoring and implementation of HSE requirements
• Provide weekly, monthly and yearly reports to Engineering Manager

JOB RESPONSIBILITIES:
• Prepares and reviews contracts, bids, proposals, and vendor agreements for legal correctness, price, and acceptability of items to specifications
• Check & verify the required materials including consumables & special required
• Analyse all suppliers in order to select the most suitable suppliers who are able to deliver high quality products at competitive pricing.
• Negotiate with suppliers on lead-time, cost and quality so as to obtain the maximum benefit for the company.
• Define and maintain documented category and supplier strategies using market and competitive data.
• Develop, implement and drive the procurement strategies in order to meet cost savings targets.
• Create monthly performance reviews and reports focusing on overall sourcing requirements.
• Adopt appropriate supplier management methodologies and procurement strategies in purchasing to secure better prices.
