Job Role
Managing a portfolio of 150 units including a building of 45 units.
Advising of landlords on comparative market prices for vacant properties and marketing and liaising with agents for lease.
Processing of rental application including screening of applicants, lease negotiations and advising the landlord.
Generating Tenancy Contract in the Yardi system for new lease and renewals.
Collection of payments, sending notices, updating files and final settlements.
Initial, final and routine inspection of the apartment and reporting to landlords.
Recognizing the need for, organizing and overseeing the maintenance and renovations with the approved service providers.
Ensuring, as far as possible, the tenant’s complaints and concerns are attended speedily and satisfactorily.
Liaising with Strata, Government department e.g Rental committee and Real Estate regulatory Authority.
Achieving maximum revenue on behalf of landlord, in conjunction with Better homes agents, that all units carry high occupancy rates.
Key Highlights
Co-ordinating with Land Department, RERA, Economic Department, DEWA for all the issues and documentations.
Achieve 100% occupancy of all the apartments.
Leasing
Preparing Tenancy Contract in the Focus system and EJARI for leasing of residential and commercial property.
Collection of payments, sending notices, updating files and final settlements.
Assisting walk in clients, tenants and agents with their inquiries.
Keeping record of contracts, renewals and bounced cheque issues.
Freehold
Handling project collection for 2 freehold projects.
Dealing with customers for payments and other project related queries.
Following up with RERA for registering of property in Oqood, Title Deed and third party property.
Maintaining and Updating Data Base for collection of Al Abbas Group Projects.
Making Amendment agreements for consolidation of property.
Maintaining petty cash, preparing bank reconciliation statement and maintaining day to day books of accounts.
Coordinating with all the branches of the company for proper maintenance of accounts and reconciliation of branch accounts with head office accounts.
Key Highlights
Completed Training for RERA affiliated Oqood Registration for off plan property, Ejari and Escrow Training from Land Department.
Co-ordinating with Dubai Real Estate Corporation, Land Department, RERA, Economic Department, DEWA for all the issues and documentations.
Handling of Group’s property investment and Coordinating with developers for payments, consolidation and other queries.
Dealing with Al Tamimi for all Legal cases and critical issues.
