•Plan, implement and evaluate specialized serviceprovider’s activities which include third parties forChillers, Elevators & Escalators, Water Features, swimming pool maintenance, FCC, BMS, CCTV systems.
•Prepare, submit, and facilitate major extra project worksas required on site.
•Manages and inspects work of contractors and agenciesdirects report findings, alternatives and makerecommendations for work by contract when appropriate, directs the maintenance of accurate records and files.
•Responds to questions and complaints from the client;ensures satisfactory resolution; acts as liaison with otheragencies and organizations involved with daily operationsand necessary business needs.
•Contributes to the efficiency and effectiveness of theservice to its customers by offering suggestions anddirecting or participating as an active member of a team.
•Reviewing tender documents, scope of works, checkingthe feasibility for qualification, financial criteria, preparingpresentations, risk matrix,
• Maintaining the HVAC systems, AHU, FAHU, FCU, CU, Exhaust fans, Jet fans, Ventilation Fans Chilled Water pumps, condenser pumps, booster pumps, transfer pumps and the load as per the standards.
• Recording, reporting, and submitting all maintenance works conducted. Manage Manpower resource for maintenance activities under my responsibility.
• Planning and Implementing maintenance strategies for all HVAC and Plumbing assets using CAFM tools.
• Participate in meetings conducted by Facility manager for planning maintenance works and evaluating them.
• Liaise with AMC for scheduling and monitoring PPM compliance.
• Plan, implement and evaluate specialized service providers activities which include third parties for Chillers, Cooling Towers, Elevators & Escalators, Building maintenance unit, Water Features, fountain pool maintenance.
• Prepare, submit, and facilitate major extra project works as required on site.
• Keeping track record of PPM and CM through FSI GO software application and issuing of service orders to mobile device by CONCEPT EVOLUTION system.
• Ensuring preventive and corrective maintenance of all HVAC and plumbing assets.
• Prepare Monthly report on PPM activities and AMC compliance.
• Ensuring proper operation of Chiller plant by monitoring the Scada software (Siemens).
• Ensuring the proper working of the Chiller plant assets (Chillers, Cooling towers, Chilled water pumps, condenser pumps and chemical dosing system, sand filtration system).
• Responsible for checking the method statements in consultation with Facility Manager and same should approved by Client and tenant for execution of work.
• Responsible for preparing RQ’s and following up with procurement department for SQCS and sending CQ (Client Quotation) with condition report and following up for “LOA” (Letter of Acceptance) and from Landlord and ensuring timely availability of spares by coordinating with procurement department by requesting LPO.
• After completion of the work preparing Handing Over Sheet with invoice, condition report and submitting it to Landlord.
• Contributed to increased output by rapidly diagnosing and correcting issues that impacted baseline performance.
• Appling the PTW (Permit to work) for the related works by acquiring concerned departments approvals from Qatar Energy delegatory and by ensuring all precautions including safety issues are taken into consideration.
• Monitoring day to day activities of Housekeeping, ensure sufficient stocks of consumables, cleaning tools and equipment conditions.
• Handling the responsibilities of waste management, security guards and landscaping.
• Ensuring to manage the planned preventive maintenance (PPM).
• Co-operation with clients and effectively manage all queries and complaints.
• Preparing snags and condition report after surveying of sites.
• Preparation and execution of PPM on monthly basis.
• Smooth functioning of maintenance activities analyzing project scope.
• Resource planning (Manpower, material/ replacement spares).
• Attending meetings as required.

• Monitoring & upholding the assets as per the contract Management Plan (CMP) by satisfying the customer & Client’s requirements.
• Direct reporting about the job completion to clients through periodic joint inspections & monthly reports.
