Develop, execute and revise investment strategies accordingly to macro and micro market changes
o Use global benchmarks to establish best practice and operating models for real estate department and functions
o Conduct asset/fund manager due diligence for direct and co-investment opportunities
o Underwrite opportunities in both public and private markets; throughout the capital stack; across the entire spectrum of asset classes (traditional and emerging); with vanilla and esoteric structures; in hard asset, development and opportunistic formats; targeting a range of risk-adjusted returns
o Coordinate with Managing Director and HR to identify human resource needs for real estate functions, migrating internally or hiring externally
o Lead the due diligence activity, structuring and negotiations of investment opportunities, in consultation with internal and external supporting functions and advisers (Tax, Legal, Strategy, Risk, Operations etc.)
o Preparation and presentation of Investment Committee recommendation
o Build and maintain relationships with best in class global managers / operators to ensure Jadwa has access to the best investment opportunities.
o Maintain comprehensive knowledge of all asset classes / US & European markets / strategy and proactively influences and/or challenges local asset managers to enable the efficient application of the discretionary control so as to generate optimal performance.
• Buildout of multibillion-dollar institutional quality international real estate and infrastructure portfolio (USA & Europe)
o Reporting directly to the CEO
o Act as a company subject matter expert and external spokesperson on real estate
o Develop and execute the asset and portfolio management strategies to optimize the performance and value creation of the real estate portfolio
o Develop close collaborative relationships with various internal and external stakeholders
o Establish and maintain necessary systems, metrics and standards that represent a state-of-the-art approach to managing an institutional quality portfolio of diverse impact oriented real estate assets
o Generate quarterly real estate portfolio quantitative and qualitative reporting and ensure timely and accurate tracking of performance for operating and development projects
o Strategic review of corporate structure and asset-specific holding structures for ongoing optimization as well as consistent structuring on new transactions.
o Develop project development plans for complex real estate projects using extensive real estate research, financial modeling, budgeting and design modeling and value engineering
o Review and monitor market trends and pivot strategies when needed
o Oversee and manage multiple external parties (lawyers, accountants, tax and commercial advisors etc.) and build new relationships with advisors / partners to help with deal sourcing
o Develop and maintain relationships with real estate institutions, brokers, developers, service providers and banking community
o Lead the preparation of investment reports and communicating the rationale for investing in the identified target to the investment committee together with a balanced view of the risks, opportunities and potential returns
o Conduct due diligence on an opportunity, sector, and country. Manage third party due diligence advisors, arrange meetings with various stake-holders
o Completed off-market acquisition of $50M class ‘A’ multi-family asset in Atlanta, GA USA delivering 6.5% yield and 8% IRR
o Supervise and coach junior members of the team.
• Originate, evaluate and execute real estate and real-estate-related investments across the US on behalf of SEDCO Capital and third-party clients
o Reporting directly to the Managing Director, International Real Estate
o Leadership role of the execution and performance of US portfolio
o Underwrite opportunities in both public and private markets; throughout the capital stack; across the entire spectrum of asset classes (traditional and emerging); with vanilla and esoteric structures; in hard asset, development and opportunistic formats; targeting a range of risk-adjusted returns
o Participate alongside operating partners in due diligence and assisting in financing, structuring and overall execution of transactions while working closely with internal and external legal, tax and accounting teams on live transactions
o Strategic review of corporate structure and asset-specific holding structures for ongoing optimization as well as consistent structuring on new transactions.
o Responsible for all asset management and reporting functions pertaining to the US real estate portfolio
o Responsible for creating and executing the US investment strategy; hold/sell analysis, budget and business plan forecasting
o Participate in investor road shows to attract third party capital from the middle east.
o Lead workstreams valuating identified targets using various methods and providing detailed outputs and rationale for the chosen methodology
o Completed acquisition of built-to-suit Amazon data centre in Dec/16 in San Francisco CA for $80M generating 7.0% yield and 10% IRR. Given market conditions at the time in the Bay area, disposed of the asset 16 months later achieving 23% IRR
o Managed 1 analyst and 1 associate
o Maintain regular dialogue with operating partners and nurture a strong, proprietary network of industry relationships
• Solely responsible for the management of Canada Pension Plan Investment Boards (CPPIB) retail portfolio
o Reporting directly to Executive Vice President
o Managed real estate portfolio consisting of enclosed malls, power centers and grocery-anchored centers for fully-integrated commercial real estate investment management company.
o Contributed to meeting asset performance targets by identifying operational gaps and opportunities between current and expected performance; provided guidance and recommendation for optimization
o Analyzed and monitored financial performance of assets to develop and implement action plans and value-add investments to achieve the highest possible returns
o Contributed to improved performance planning and optimization of assets by developing and updating the real estate investment strategy for pension funds; sourcing evaluating and making investment recommendations and selections
o After exceeding return expectations, led the disposition of the entire portfolio in Dec/13 for $2.1B USD achieving a portfolio IRR of 12%
• Responsible for all aspects of asset management for designated portfolio and certain aspects of the acquisition process for the Canadian and US portfolio.
o Reporting directly to Sr Vice President Asset Management
o Managed real estate portfolio consisting of retail, office, residential and mixed-use assets for Canada’s largest REIT
o Initially as Asset Management Analyst, utilized expertise in statistical and data analysis to provide valuable assistance to senior department members
o Through demonstrating leadership and diligence, rapidly gained promotion to Asset Manager and subsequently to Director to maximize investment returns
o As Director, managed a portfolio of 77 properties valued at $3.2B with an aggregate area of 12 million square feet throughout Canada and the US; handled acquisitions, leasing, operations, construction and development projects
o Achieved the highest possible returns by analyzing and monitoring financial performance of assets and devising and implementing action plans and value-add investments
o Accomplished annual average increase of 3.2% in same property Net Operating Income (NOI) over four years as well as portfolio average NOI increase of 2.1% over the same period
o Utilized excellent networking, relationship-building and facilitation skills to develop and maintain strong collaborative working relationships and lead cross-departmental work
