Manage sport & entertainment projects development throughout different stages - Exploring different concept to fit the market’s needs, based on strategy & business plan generated from the owner & stakeholder’s vision to achieve set goals. The strategy aims to establish the best value for money chain of health and fitness centers in the KSA for Men, Women & Children to pioneer the market. The position assists the group’s Chairman & CEO to establish a new Fitness & Real estate company by applying, thorough, the development processes, providing & analyzing market information with third parties consultants to support the feasibility study, site acquisition, managing all technical aspects of projects development - design & construction management till handing over the new properties to the fitness & operation team.

Working as part of a dynamic lead team of Shababco Real Estate CM/PM company, as part of Shababco Enterprises, & all under Batarjee group umbrella emphasizing the new vision of fitness & healthcare services promoting.
Involved & managing the implementation of Shababco Enterprises' growth plan & strategies - Expansion of 80 new branches of Gold’s Gym Saudi thru different cities around the kingdom.
Assisting the company Executive Director by managing the design team in developing new acquired sites/ projects’ designs, obtaining approvals, weather internally or thru authorities to start the construction.
Managing the preparation of all tender documents, bidding process & proposals negotiation with contractors till contracts awarding.
Providing technical support & monitoring the preparation of all detailed drawings during construction, as well as managing projects closing out till handover to the operation team.
Managing the materials importing & logistic process directly with oversees suppliers/ manufacturers - to assure best prices & quality.
Monitoring materials delivery to different sites to guarantee complying to the projects time frames & approved budgets.
(Currently, managing 8 new projects Riyadh, Jeddah, Abha & Makkah - ( Male & Female branches).
With new projects in the pipe line, as part of the group extensive growth plan

• Develop the Design & Engineering Services P&P, business plan, budget and resources to ensure alignment with the corporate’s
strategies.
• Assuring business plan is communicated properly to all individuals within the department, while monitoring the implementation/
driven objectives.
• Developing ideas and concepts for projects based on the feasibility study outcome, Land / Site Best Utilization options.
• Direct, monitor and evaluate projects’ design processes to assure complying to design requirements & time frame.
• Review and analyze tenants’ / partners requirements in order to provide their design and engineering input and specifications.
• Oversee the projects implementation for design verification to delivery and provide Value Engineering at every phase of the project
in order to assess best ways to reduce cost while maintaining the right quality.
• Monitoring the projects’ assumptions and constraints.
• Secure all the necessary permits, licenses and approvals from concerned bodies / authorities for all URED's projects.
Manage external consultants / contractors to ensure appropriate methodologies and techniques are applied in implementation,
especially for finishing & decorative items.
• Manage all Tendering, bidding and procurement processes throughout projects’ life cycle.
• Ensure effective and efficient flow of work, and ensure all employees recognize their fundamental role in the department.
• Conduct annual performance appraisal by reviewing employees’ work performance, recommend salary adjustments, rewards and
promotions-accordingly.

Pre- Construction phase (Design manager):

• Worked throughout the design different phases with our designers (V3 Middle East, evolve-US, LJA-UK), reviewing &
coordinating the design to assure complying with our corporate’s requirements & standard.

• Coordinated & involved in all meetings & workshops between Kinan & municipalities, especially Yanbu industrial city’s
municipality - the Royal Commission of Yanbu - for the drawings submission & comments rectification till the final
approval.
• Assisting VP- projects in preparing the RFPs for the detailed design tender with doing the evaluation for the submitted
proposals & recommendation reports.
• Leading the corporate’s design team to work on all new projects throughout the different design stages, weather those are
designed in house, or required coordination with outsourcing designers. (The company has the potential to deliver around
50, 000m2 GLA /year).( Have designed & participated the exterior & interior design, to a deep detailed level, in all
commercial projects developed by our corporate in the past 3 years, with some involvement in residential projects design
& construction ).
• Finalizing & assuring completion of the corporate’s malls prototype & design manual based on Kinan standards.
• Working on malls facades lighting, signage & landscaping identity & design to be included in construction & assuring all
their utilities & facilities are considered.

Thru construction phases (Project manager).

• Review all contract documents: schedule, BOQ, & drawings sets.
• Assuring projects are on track with monitoring schedules to avoid any deviations.
• Monitoring each project’s cost thru payments, cash flow & variations, assuring sticking to the approved budgets.
• Monitoring procurement and material delivery on site, as per scheduled & the submitted log sheets.
• Oversee consultants work & procedures, assist them in decisions making to assure work is done within the contract SOW
& delivered on time.
• Assisting VP- projects with evaluating and recommending any change orders, or additional work needed for work
completion.
• Coordinating and initiating all communications with the corporate’s internal departments those are touched with our
deliverables & milestones: FM, leasing & marketing dept.
• Controlling all communications with municipalities and other governmental parties for all needed approvals, and/ or
permissions throughout the project life cycle.
• Handling all communications with the projects’ design team for any further details needed, required modifications, or
changes-DCRs- with assuring projects consultants are updated & in loop.
• Assuring all Minutes of meetings are issued & communicated officially to all parties within 48h maximum from the meeting
closing.
• Assuring all Reports, weather by contractors or consultants are officially issued, reviewed, & verified within certain time
frames: Daily, Weekly, Monthly, &Quarterly.
• Approving and initiating all payments for contractors and consultants on time, as per contracts conditions, for final
approval by the corporate’s top management.
• Doing the necessary communication & following up with the corporate’s finance dept. to monitor our projects’ cost sheets,
with assuring they match the approved cash flow for the contractors’ payments.

Applying the corporate’s policy and procedure, with always trying to develop, assure, & record the best practices.
• Giving the full supporting to the new tenants by giving all technical information, as built & site access to prepare the interior
design.
• Receiving & reviewing the fitting out designs to assure applying the mall’s standard & safety requirements.
• Finalize all the operational pending issues for the tenant and helping them in solving their issues.
• Doing the necessary supervision on fitting out works, on site, with applying checklists to assist tenant starts the trading
ASAP.
• Assisting mall team to apply the service providers’ contracts as per the required scope of work, as well as the contracts
renewal.
• Assure the preventive maintenance programs to be carried out according to schedule to save and increase the
equipment’s reliability. (Randomly inspect the running maintenance activities to ensure the properly implementation).
• Operating, controlling & monitoring the mall’s different systems: lighting, A/C, fire pumps& fire alarm panels thru BMS
according to the needs with the required capacity and not in the full capacity all the time to save the power consumption.
• Assure getting the best prices for spare parts by getting several quotations from suppliers, as well as surveying the market
prices continually to keep updating.
• Sharing the knowledge & best practices between other mall’s facility managers with reporting to the senior, FM for the
common problems to avoid them in the future trying to keep errors free.

Liaising and meeting with the tenants for the shop's handing over and providing them all the information related their shops
from architectural drawings, mechanical as well as the electrical and mall's design criteria that helps them in drawing's
preparing.
• Receiving & reviewing the tenant's design drawings - the architectural & MEP drawings, coordinating with our MEP team
for assuring matching standards & client requirements (the electric PBS & HVAC calculation to be reviewed by our MEP
team in the head office at Jeddah, then communicating all comments for rectification by tenants’ designers).
• Following up all works' installation throughout the fitting out phase, contacting with the tenants and their contractors
officially or thru on site meetings with involving the mall management to assure work fluency in parallel with security
requirements & trading times.
• Coordinating with our MEP dept. for the required inspections on facilities thru scheduled milestones & checklists.
• Assisting the tenants' contractors in the issues related to the existing MEP with fully coordination between them and the
mall’s facility team.
• Helping tenants in their fitting out works to be implemented within the approved time schedule & milestones to trade on
time.
• Assuring all installed facilities: firefighting, fire alarm systems & A/C ducting have been done properly as well as the
finishing works, as per the submitted drawing and the client standard with issuing snag list, if any, before shop starts
trading.
• Notifying the mall's management & client officially whenever shops are ready for opening for further processes.

Member of Alexandria engineering team handling the corporate architecture design, design management & Alexandria
region construction project management.
• Assisting the PM on his duties for Alexandria region that includes the construction management of all new projects &
extensions for existing hospitals & ongoing satellites’ projects, as well as the renovation of the new facilities.
• Involved in the preparing & finalizing the tender documents for the corporate projects.
• Involved in the preparing the Bill of Quantities, quantity surveying and cost studies.
• Involved in the preparing the contractors cost comparison schedules, interim payments.
• Preparing & helping the preparation of the group design manual for our healthcare facilities.
• Surveying newly proposed locations and building for their compatibility to fit the purpose.
• Helping in selection of new furniture fixed & loose, art works etc. for the group new image.
• Preparing and finalizing drawings, proposals, finishing tables& BOQ’s for the Group projects in Jeddah, Cairo & Alexandria.
• Involved the Design Management & Site supervision for ongoing projects including all trades MEP & Medical equipment
requirements.
• Involved in engineering coordination with specialist suppliers for special medical services like Labs & CIVAS, etc.
• Attending all meetings related to projects on both pre-contract & post contract stages.
