•Manage project with top-down oversight throughout the entire execution to ensure success as defined by adherence to standards of scope, budget, and timeline.
•Responsible for leading, managing, and overseeing the entire architectural project(s) on a day-to-day basis from the Schematic Design/Conception phase through to Design Development, Construction Drawings, Bidding/Contract Negotiation, Construction Administration, and Closeout phases.
•Drafting and reviewing the status and adequacy of the design review plan to ensure continuing suitability and effectiveness, receiving, distributing, and tracking design reviews of the contractors' design submittals for the duration of design and construction.
•Perform a design verification, and ensure we are fully complying with international codes such as IBC, and NFPA.
•Source, recommend, and appoint various consultants especially design consultants e.g., master planners, concept architects, landscape architects, interior designers, green consultants, façade consultants, lighting consultants, and other design consultants.
•Conduct design audits at various stages to ensure that works on-site are carried out based on the original design. This shall include making adjustments for non-practical designs to prevent recurring mistakes.
•Work with the Cost and Contract Teams as well as the Quantity Surveyor for cost estimates in various stages of design and establishment of the Project Budget.
•Conduct Design Review, Value Engineering (VE), and recommend good practices for future projects.
•Establish a detailed schedule from the initial stage to the procurement stage which shall include design, internal approvals, authority submission and approvals, tender documentation, tender and award as well as indicative construction schedules for key components e.g. earthworks, and piling. This shall include regular updating of the schedule as well as catching a plan to eliminate or mitigate any delay to the original schedule.
•Review the proposals and advise on the optimum as per the most economical way of site implementation (Value Engineering).
•Prepare Scope of Works documents for each design stage, as part of RFPs and/or contract documentation for external consultants.
•Participate and coordinate with the company business development team when preparing RFPs & TORs.
•Prepare and review the technical details and scopes of VORs, and PCNs, in coordination with the contracts team.
•Providing and maintaining safe and healthy working conditions within the project taking account of statutory requirements and HSE requirements.
•Working closely with BIM coordinators, who are responsible for producing project information models.
•Final checking of models for accuracy prior to issue making modifications or directing subordinates where required.
•Review the clash reports and conduct technical meetings with other disciplines to resolve the elements of clashes.
•Ensuring that BIM execution plans are produced and maintained for the project.
•Work with any other designers on the project to eliminate foreseeable health and safety risks to anyone affected by the work and, where that is not possible, take steps to reduce or control those risks
•ensure that everyone involved in the pre-construction phase communicates and cooperates, coordinating their work wherever required
•Manage the design change process to ensure minimal impact on the project schedule and minimize cost impacts as a result of such design change.
