• Supervised two (2) buildings, one (1) residential building and one (1) commercial building namely Hidalgo Place and 38 Rockwell Drive.
• Supervises directly the operation and maintenance of tower, which includes engineering, security and housekeeping, to ensure continuous and efficient operations.
• Direct supervision of duty engineers and engineering personnel for their daily duties, promotes strict compliance to company policies and to provide evaluation of manpower efficiency, attitude and performance.
• Report to the Building Manager on the over-all status of the building (architectural, electrical, and mechanical equipment).

• Applied for and filed necessary operation permits (e.g. DENR, BFP, Makati City Hall Permit)
• Spearheaded implementation of CAPEX projects on time.
• Supervised strategic planning on prioritization of preventive maintenance schedule depending on forecasted weather, troubleshooting, power interruption, government requirements and permits.
• Strategized budget requirements for Hidalgo Place and 38 Rockwell Drive on repair and maintenance projects, consumable materials, lighting and power, water consumption, manpower pay-roll, special projects and wish-list projects
• Participate with the concerned departments; such as, Operations, Customer Relations Services, and Medical Services for the proper implementation of procedures and guidelines on building safety and security.
• Ensure that service requests are closed within the specified timeline.
• Review and evaluate construction and renovation plans, ensure all works comply with Company’s Construction Guidelines
• Monitoring, inspection and report preparation of all on-going constructions and renovations
• Ensure all constructions and renovations are within the timeline.
• Assigned as Assistant Fire Marshal
• Seek to continuously improve processes, systems, and overall client satisfaction.
• Coordinate vendor contracts and purchase orders associated with maintenance of the facility.
• Maintain professional subcontractor and vendor relationships.
• When necessary, coordinate efforts between vendors to ensure proper service delivery, work completion, and billing in a timely manner.

• Supervises directly the operation, monitoring and maintenance of all building equipment to ensure continuous and efficient operations.
• Provides engineering design evaluation and project management for building-related construction and installation of Mechanical, Electrical, Plumbing and Fire-protection (MEPF), extending to architectural structure of the building.
• Initiated corrective and preventive maintenance of vital equipment needed for continuous operation (Pumps, cooling towers, heat exchangers, surge anticipating valves, switch gears, etc.)
• Monitor preventive maintenance work, ensure it is accordance to schedule and reports are provided on time.
• Monitors corrective maintenance and repairs and provide recommendation to minimize the breakdown.
• Provides continuous building operations and unit concerns support on engineering-related matters.
• Conducted daily routine walkthroughs and punch list of facilities with 24-hour close-out period.
• Performs as building safety engineer to promote and implement safety regulations and policies.
• Inspect, recommend for approval, and certify project completion for MEPF and other building related projects.
• Review, perform, implement, tract, and report accomplishment of service maintenance requests.
• Perform and act upon the service requests affective building utilities
• Conduct regular periodic checks on the efficient provision of building utilities such as water and electricity.
• Ensure availability of and provide necessary manpower for maintenance activity.
• Prepare necessary reports, analyze results, and recommend corrective and preventive actions on building utilities consumption.
• Report and recommend safety and security findings or deficiency affecting electro-mechanical equipment and building operations.
• Ensure all emergency safety breakdown features of all electro-mechanical equipment of the building are constantly monitored.
• Facilitate administrative functions duly covered by existing policies and guidelines; such as, prepare periodic reports on engineering related activities or those affecting electro-mechanical systems, and update building engineering files, checklist, etc.
• Acts as Crisis Manager during night, holiday and weekend duties
