Overseeing the maintenance of buildings and facilities, ensuring reliability,
performance, and cost-effectiveness.
• Managing key equipment such as Material Handling Equipment, conveyors,
workstations, labeling machines, PLC control systems, and electrical systems,
while leading third-party technicians.
• Implementing preventive maintenance programs, and negotiating annual
maintenance contracts with vendors to ensure optimal service levels.
• Coordinating with the Procurement team for material purchasing, managing
spare parts inventory and providing analysis on equipment performance.
• Managing equipment-related issues in collaboration with Operations teams,
prioritizing tasks and organizing workload for the maintenance team.
• Supervising team of maintenance technicians & third-party service providers,
setting performance goals, planning staff assignments.
• Ensuring a safe working environment by enforcing safety policies and
collaborating with the Safety team to improve onsite safety protocols.
• Maintaining facility cleanliness in accordance with 5S standards & supporting
the Engineering team in the installation of new equipment.
• Preparing the facility’s annual budget, covering technical spare parts, mini
CAPEX, consumables (chemicals, electricity, diesel), and soft services.
• Prepared the annual engineering operations and maintenance budget for the
financials year 2022-2024.

Analyze and study thoroughly all MEP and Architectural Drawings, Specification and Contract Documents.
Reactive maintenance according to the priority of each complaint.
Supervise the technician and verify their job physically.
Prepare duty roster for the site.
Planned preventive maintenance for various major equipment.
Prepare Weekly and monthly report and submit to the facility engineer / facility manager.
Prepare snag report for the new installation / fit out works inside the premises.
Prepare stock register for the record of stock items.
Raise request for purchase order to purchasing department according to the requirement.
Assist Line Manager to review Shop Drawings, Technical Submittal and Material Submittal for the fit out works.
Inspect the MEP works and Materials on Site.
Support project management team to issue Non Conformation Report to Fit out Contractor if they deviate from Contracts/Local Authority Requirements.
Review Method of Statement and Inspection.

Accountabilities

•Working on CAFM (Computer Aided Facility Management) System as work verifier.
•Planning and Scheduling Preventive and Corrective Maintenance.
•Execution: Executing and supervising all the maintenance activities as per the approved drawings and materials
•HVAC systems, Fire Pump Systems.
•Prepared Asset Register for New Hospital, As Built drawing verification, snag List Preparation and regularly checking.
• Conducting load lest on generator with coordination of ADDC.
•Keep record of inventories and ensure proper utilization of equipment.
•Parameter checking, calculating electricity consumption.
•Coordinate with supplier for regular service and maintenance.
•Preparation of MRF (Material Request Form).
•Reporting to Project Manager and Maintenance Coordinator.
•Material Management: Raising the PRs for materials as per the specifications immediately once the drawings is approved, Co-coordinating with the suppliers to supply the materials on time to have the smooth progress of work at Site. Checking the stock reports at store to see the availability of further materials.
•Designing: Load schedule, Voltage drop, cable size calculations as per ADDC specifications.

Work performed:
Execution of all Electrical Systems such as lighting systems with LCP, PIRs.
Power systems with normal, emergency, IPS technology, Fire Alarm system including Smoke detector and voice evacuation, Lightening Protection, Structure cabling, Building Management System, Public Address, Access control,

Job Role
•Monitoring the execution work related to electrical services at project sites including installation of power system, telephone and data system, Voice evacuation system, Earthing and lightning protection systems, Emergency and exit lightings etc.
•Preparation of material submittals for approval according to specifications.
•Monitor work progress and keep all records on daily basis.
•Execute all the electrical works in accordance to specification and approved drawings.
•Guiding and motivating the site staff to achieve critical targets before deadline and to maintain the quality and safety standards side by side.
