• Real Estate compliance inspection of different residential buildings for issuance compliance certificates to the owner
• The inspection is done under Service Level Requirements for Real Estate accommodation (SLR). That cover the owners obligations and general standards required to be implemented throughout the entire property.
• At the initial stage of inspection it is checked and confirmed that the property owner received MMUP completion certificate, QCD approval, KAHRAMA and water connection throughout the entire lease units and all working perfectly, working sewerage system, third party certificates if using elevator, High speed internet line in the entire property, No CCTV inside units etc.
• In Health and Safety it has to be checked that Property have emergency evacuation plan, emergency signage and emergency numbers, well working fire alarm system approved by QCD, landline in all leased units, no smoking policy, safe railings/banisters/balconies etc .
• Also fire extinguisher and fire blanket should be there during inspection.
• In the facilities inspection first need to consider the architecture aspects of building like the external appearance, deep cleaning, and common areas should be in good state of maintenance, pre designated furnished reception area.
• Parking facility and designated parking with number for all leased units is checked.
• Inspection of the furniture for dining and common area their quantity and quality, bedroom furniture and its condition and arrangements.
• Washing facility, electric appliances and other stuff in the kitchen also flat screen television are checked in common area.
• Walls and ceiling, floor tiles bathrooms finish and other fixtures in bathroom are inspected.
• In HVAC a working thermostatically controlled air conditioning system is checked in common areas and bedroom, ventilation in bathrooms and air extracting system the kitchen is consider during inspection.
• Doors and windows are checked, lightning inside common areas and bedrooms are checked, curtain are checked during inspection.
• Smoke detector, heat detector and gas detectors in the bedrooms, common areas and kitchen should are consider during the inspection.
• Inspection of precast element Before Erection to ensure that there is no damage or cracks in the element.
• Also ensuring that the element to be erected is produced as per approved drawings and all the necessary terms like dowels, screed bars erection hook are provided as per approved drawings
• Checking the Alignment of elements during Erection
• Checking the angle and level as per approved drawings
• Checklist Preparation During Inspection and input all the necessary points during inspection
• Raising WIR (Work Inspection Request) to the Consultant and arrangement of inspection with consultant Before Casting
• Ensuring to Attach Checklist, approved drawings and highlighting the element produced and erected in the drawings
• Getting approval on all WIR from Project manager and Quality manager before submitting to consultant
• Closing NCRs
• Materials submission and materials inspection with consultant for getting approvals
• Also submission of all necessary documents related to material like third party certificates, material testing reports, Delivery notes.
• To ensure the quality control of material, construction work material as per standard and project specification.
• Supervised site works to verify compliance to drawings, contact, material submittal and method statement.
• Carried out Inspection of every activity related with RCC structures, finishing work, roof treatment.
• Ensured that material delivered on construction site is as per the approved material submittal.
• Ensured that the Structure works is following the By-laws of the organization and the local PKHA Control Authority.
• Issued Non-Compliance report with PKHA Control manager for issuance of Internal NCR or warning letter.
• Handled report and document tracking, project documentation, on-site project visits, invoice/agreement verification and highway’s permit applications.
• Pushed contractors, subcontractors and consultants for timely completion of works.
• Controlled quality, progress, cost and safety of works.
• Controlled all field-testing, sampling and recording is duly performed as required in the inspection& test plans.
• Maintained quality records for inspection and material testing.
• Prepared the material testing schedule and conducting testing as per the project specification and as mentioned in the approved ITP (Inspection and Test Plan).
