• Handling building management system (BMS), is a computer-based control system installed in buildings that controls and monitors the building's mechanical and electrical equipment such as ventilation, lighting, power systems, fire systems, security systems & Control Panels.
• Handling BMS based software and hardware; the software program, usually configured in a hierarchical manner, can be proprietary, using such protocols as M-Bus, Profibus, and so on.
• Administer and coordinate the HVAC, Electrical & Plumbing systems to optimize efficiency
• Planning the daily activities and allotting the job to the team.
• Maintain the safe working environment for all staff and subcontractors as per EHS procedures.
• Providing technical guidance & supervise troubleshooting of system failures on all kind of MEP equipment’s.
• Attending the client daily, weekly, monthly meetings as required, find meaningful remedial/corrective actions when responding to client complaints this includes visiting and discussing with the client.
• As a customer-facing representative, ensure to fulfil the customer needs with proper assistance.
• Monthly review of preventive maintenance tasks planed vs. actual and provides update report of achievement to client with reasons and remedial actions for any pending tasks.
• Create and Develop Yearly Preventive Maintenance schedules as required to upkeep the equipment/facilities of assigned operational areas in optimum operational condition at all the times with minimized downtime
• Provide the move in & move out policy and guidance to tenants and owners.
• Assist in budget preparations.
Cost analysis and production of estimates for new projects and existing facilities.
• Conduct site surveys and inspections.
• The review of estimates/proposals as required for service contracts/refurbishment projects or variations.
• Fully responsible for ensuring proper surveying, preparing of snag reports, taking over and managing DLP and warranties of all new facilities falling within the assigned building or geographical operational area
• Fully responsible for implementing audits of contract performance of assigned building or geographical operational area from a technical perspective; add value to the contract through conducting maintenance reviews, trend analysis and identifying prevention solutions including energy management.
• Contributing to continuous improvement and drive for value for money.
• Documentation control system.
• Provide the fit out guidance to customer and vendor.
• Preparing of duty schedule.
• Attend shift working when required.
• Preparing Daily and Monthly Report’s and monthly bills.
• Coordinating with vendors for maintenance Jobs.
• Doing break down services and follow-up maintenance.
• Carrying out troubleshooting and Maintenance activities on various equipment like Chiller’s cooling towers system AHU’s, FAHU’s, FCU’s, Exhaust fan, Chillers, Chilled Water Pumps, Plumbing System (Sum pumps, Booster Pumps Storm Water Pumps, etc.).
• Troubleshooting of the Fire Alarm & Fire Fighting system.
• Troubleshooting and Maintenance control panels.
• Inspect sites regularly to identify problems and necessary maintenance.
• Prepare weekly maintenance schedules and allocate work as per forecasted workloads.
• Deploy, supervise and train workers.
• Coordinate daily cleaning and maintenance activities.

Co-ordinate with construction and QC department for ongoing site activities.

• Checking the MEP co-ordination and Builders work drawings.

• Identifying the material as per the standard drawings and specification.

• Review, comment and recommend approval Coordination, shop drawings, technical field queries, method Statements, Inspection and Test Plans.

• HVAC Material Receiving Inspection and Test Certificates Verification.

• In charge for building inspection and overall installation of Equipment’s (e.g. Air Handling Units, Air Cooled Air Conditioning Units, Fans, Exhaust fan, Fan Coil Units, etc.) Ducts/Chilled water pipes & Fire water pipes.

• Preparation of inspection and test Plans, Work Instruction and formats & preparation of Test pack and review.

• Inspections for testing, commissioning and functionality test for Mechanical system.

• Provide technical advice to construction team.

• Oversee MEP service installation under civil contractor scope of works.

• Carry out site walks and inspection for service installation, identifying poor quality elements and advise construction team and MEP Manager.

• Carry out inspection for MEP Contractor material along with QA/QC and Consultant.

• Ensure that MEP site instruction/NCR are closed out.

• Inspect concealed MEP service installation prior to closure of void /riser etc. in conjunction with QA/QC and obtaining consultant sign off.

• Ensure that Company HSE policies are implemented at site in coordination with HSE department.

• Managing on-site WINESSING SESSIONS attended by BUILDING OWNERS, CONSULTANTS and CONTRACTORS to demonstrate test results and optimum systems performance to satisfy all parties involved.

• Coordinate the planning by formulating, editing and implementing a viable program with milestones as agreed by all team members.

• Create and maintain an installation defects Log Book by periodically observing site installation of all MEP systems. Monitor the remedy of installation defects by maintaining resolution track forms.

• Prepare System Verification Checklists and distribute to MEP Contractors to execute pre-commissioning checks. Witness demonstration of point to point checks of the Building Management System (BMS).

• Witness and document results of the Functional Performance Tests (FPTs) of all HVAC, Public Health and Electrical Systems and associated interfaces with ATCs to ensure performance as per Design Intent.
• Compile a Systems’ Manual comprised of installation details of automatic control systems, point to point and field test reports and data sheets of final set points and control sequences.
• Supervision of site activities
