1. Responsible for leading and managing the technical activities and execution of projects, which include overseeing project design, architecture, planning, implementation, monitoring, managing a team of project managers, ensuring that project management objectives and feasibility study for the project are achieved. This role includes collaboration with other departments within the company, such as operations and engineering, to develop and implement project management plans that align with the overall objectives for the company.
2. Manage the Real Estate Development function and oversee a team of professionals, ensuring smooth coordination and collaboration throughout all phases of the project's lifecycle and management, from initiation and feasibility studies to closure.
3. Provide the necessary information to track project performance indicators and provide a clear plan for CEO, EXcom and BOD of directors.
4. Recommend and collaborate with the CEO on the most efficient organizational structure for the Development Management department, defining administrative hierarchy, job specifications, and staffing levels with clearly defined roles for all functions.
5. Coordinate and oversee all functions involved in the development process, such as master planning, design, construction, legal, communications, asset management, finance, and marketing, to ensure the overall program, budget, and development concept are achieved and delivered as planned.
6. Monitor earned value of ongoing activities throughout each project's life cycle, comparing actual cost, and maintaining cost control.
7. Supervising the execution of the project in its whole stages in alignment with the feasibility, conditions, specifications, and management plans.
8. Ensure all necessary permits, licenses, and approvals from relevant authorities are obtained for all AlAjial projects.
9. Ensure projects stay on track by providing regular status updates and ensuring alignment with the development plan.
10. Prepare and deliver project development presentations for ExCom and board meetings, regularly reporting to the CEO through formal and informal channels with comments and explanations on the progress of each project.
11. Draft contracts with legal, risk, and compliance functions to meet statutory and legal contracting requirements.
12. Provide leadership and direction to the Development Management department, taking overall responsibility for the delivery of efficient and high-quality Development Management Services that meet business requirements.
13. Manage all development activities of assigned development projects in the commercial, mixed-use, hospitality, and residential sectors.
14. Oversee a variety of projects, including housing, hospitality, commercial complexes, mixed-use offices and retail shops, infrastructure, and industrial projects.
15. Conduct comprehensive feasibility studies for potential projects and present recommendations to the CEO and board.
16. Collaborate closely with the CFO and CIO on all financial aspects of allocated projects, including financing structure, costs, selling prices, and return on investment (ROI, IRR).
17. Manage contract negotiations with multiple vendors for all company projects, including preparing bidding documents.
18. Ensure compliance with all legal and ethical requirements related to project management activities.
