Senior Architect at Pace | architecture, engineering + planning
  • Kuwait - Al Kuwait
  • April 2017 to April 2023

• Project: Assima mixed- use development - Kuwait.
Position period: May 2018 - April 2023

• Project: The Avenues phase 4&4B - Kuwait.
Position period: April 2017 - May 2018

- As a Tenant coordinator, I have successfully managed the landlord's relationships and led discussions with clients/tenants and other stakeholders to determine project scope and manage the priorities and preferences of each.
I helped fulfill their ambitious designs and criteria to reflect the image of reputable brands in The Avenues and in ASSIMA, where both are two of the most desirable attractions in Kuwait.

• Acted as a central point of contact, managed the landlord's relationship with clients/tenants and other parties, and controlled and liaised with and between tenants.
• Monitored landlord's dedicated provisions for tenants, including water, electricity, temperature control, safe access routes, and waste management. This monitoring and report on lease-driven change requests reduced MEP modifications by about 60% throughout the project duration, accelerating the handing-over scheduling process and minimizing stress on the project timelines and base build provisions.
• Liaised with stakeholders and authorities and maintained clear and consistent communication with 14 consulting firms and 32 contractors on all Fit Out related documents, including NOCs, permits, approvals on design and construction, workshops, scheduling, handover requirements, and retail space activities.
• Proposed five different access routes on logistic plans for Fit Out contractors' mobility during construction and after mall opening, eliminating clashes and reducing claims by 90%.
• Introduced a budget plan for the Main Contractor's management of Tenant Fit Out Contractors on a fixed fee or pro-rata basis reimbursement, resulting in smooth management of manpower within the project and satisfactory agreement on fees between the Client and the Main Contractor.
• Reviewed and approved design drawings, and construction documents, ensuring compliance with the landlord's design specifications, project requirements, regulations, and guidelines, making recommendations for 250+ tenants on time of fewer than ten days per tenant to avoid delays in their Fit Out programs.
• Accelerated handing over scheduling and snagging process for 250+ retail spaces in timelines of less than four weeks per unit, once instructed by the Client, resulting in handing over of said units to commence Fit Out activities on time.
• Facilitated relocation of 4 existing anchor stores in old phases in compliance with standards and procedures.
• Updated procedures, specifications, and guidelines and prepared reports and manuals for specific handover and stakeholder issues.
• Monitored design and construction progress and potential troubleshooting issues.
• Monitored base build conditions of allocated units before handover and collaborated with key stakeholders to ensure a smooth handover to tenants per the lease agreement.
• Worked with the landlord's retail design team to ensure compliance with design criteria and tenant adherence to agreed milestones for concept and detailed design submittals.
• Collaborated with other disciplines for seamless store openings by lease-required deadlines.
• Dealt with tenant supply chains to avoid logistics disruptions and oversaw handling materials until placed in designated retail space.
• Reviewed conceptual estimates for lease-driven changes and prepared the work scope for landlord and tenant work letters.
• Collaborated with property management to review site conditions and coordinate tenant construction process to facilitate timely projects.
• Prepared back-off schedules to meet completion dates for landlord and tenant projects.
