Managing Taaleem schools and residential tower.
Developing and maintaining positive professional collaborative relationships and communication with Taaleem management, suppliers, external contractors and regulatory.
Ensuring whole facilities are compliance with requirements of regulatory bodies including Dubai Municipality, Dubai Civil Defence, Dubai Health Authority, KHDA and Trakhees.
Monitor and develop performance standards of the appointed providers in line with contractual terms and conditions ensuring PPM and asset conditions are carried out in line with the contract
Line management of facility staff and contractors - ensuring work is planned, organised and that effective performance standards are embedded, including evaluation of contractor SLA, and reviewing personnel on-site to optimize productivity and quality
Managing contact with approved contractors for emergency repair work.
Overseeing financial matters relating to school facilities and site, ensuring school improvement works are carried out according to and inline with the school budget, exploring opportunities for cost control and reduction.
Responsible for excellent Health & Safety standards across the school including adequate fire, lockdown and earthquake procedures and safety inspections in collaboration with the HSC.
Energy saving initiatives implemented across facilities and monitoring performance to identify further areas of improvement.
Clients including Daimler Middle East & levant, Mercedez Benz Regional logistics centre, Jaguar Land Rover Middle East distribution centre and Fisher.
Responsible for overall facility maintenance of all the clients. Oversees the scheduling, maintenance and monitoring of hard and soft services to ensure effective daily operations.
Follow up on service providers for MEP, Fire alarm system, Waste removal, security system, cleaning, landscaping etc. and ensure that the facilities are maintained and serviced to the standards.
Responsible for conducting and reviewing planned preventive maintenance activities for all equipment’s inside the facility.
Coordinates and addresses clients building and equipment related requests.
Performs as Project manager for new investment and facilities expansion.
Responsible for purchasing materials, contracts management and supplier selection.
Coordinate with relevant Authorities and assure that Company complies with due regulations and coordinate the renewal of official permits and activity licenses.
Responsible for approving any technical or maintenance work. Supervises and advices the contractors to ensure completion of works and ensure all contractors meet HSE requirement.
Internal auditor for Integrated Management System (ISO 14001:2004) and perform internal audits as per audit schedule.
Ensure that technical activities comply with ISO and local regulatory body standards.
Coordination of HSE activities in the warehouse including safety audits, safety walks, near miss and accident reporting, Environment permits etc.
Prepare and maintain annual budget for building and facility maintenance.
Minimize cost by proper market survey and price analysis of different contractors before finalizing any contracts or purchasing.
Conduct and make employees aware about emergency evacuation procedures.
Carryout out new studies related to FM and energy savings.
Manage and oversee the entire administrative operations of the maintenance department.
Carry out routine scheduled maintenance work and responding to equipment faults.
Maintaining history card, conditioning monitor reports, equipment’s checklists etc.
Responsible to produce all the material requirements for executing the maintenance.
Coordinate with the purchase department for the delivery of the required materials and tools to the maintenance team.
Controlling maintenance tools, stores and equipment’s.
Responsible for issuing of work orders and job cards as per schedules, recording and reporting of all the maintenance.
Responsible for developing cost estimates, tracking spends versus budget.
Ensure that all maintain activities are carrying out with all safety measures and plan in such a way that it should not disturb the overall production targets.

• Proper maintenance of Conveyor belt includes proper care of belt, pulley bearings, crushers and drive unit.
• Manpower planning and coordination for preventive and breakdown maintenance.
• Maintaining and updating records on conveyor health, idler condition, chute condition and ensure the smooth process flow.
• Worked as a project engineer for the Erection and Commissioning of various conveyers & Hydraulic Truck Tippler which increased the machine availability, thereby increasing plant productivity.
BTech Mechanical
• Bachelor of Technology in Mechanical Engineering from Cochin University of Science and Technology, Kochi, India, in 2008.
• SSLC form De Paul Higher Secondary School Thodupuzha.
