• Assist the facilities management team for the implementation and inspection of Planned Preventive Maintenance program for high rise residential properties, villas & commercial properties performed by third party service provider and or contractor and in house maintenance team to ensure compliance with the agreement and guidelines.
• Coordinates with third party service providers regarding preventive maintenance schedules, repairs and others issues concerning to properties such as 11Kv Transformers, generators, high voltage and low voltage switchgear, automatic transfer switch, electrical systems, UPS, 100 to 3000 toner water cooled and air cooled chillers, split air conditioning system, swimming pools, landscaping, pest control, LPG system, Fire protection and Fire alarm system.
• Monitor contractors in renovation and modification works and make reports for top management.
• Performs hand over of leased properties/tenant move-in procedures for the assigned residential & commercial properties.
• Coordinates with leasing department for concerns that arises during the hand over / tenant move-in process.
• Prepares CAD plans as required by Facilities Manager and Property Manager.
• Assist immediate superior for the review and preparation of maintenance contracts and project scope of works.
• Regularly inspects assigned properties to ensure cleanliness, facility and equipment conditions. Reports findings to line as well as Maintenance Supervisor accordingly actions can be taken, highlight maintenance requirements, accordingly property status reports can be submitted to the senior management for review.
• Performs hand over of leased properties/tenant move-in procedures for the assigned residential & commercial properties.
• Coordinates with leasing department for concerns that arises during the hand over / tenant move-in process.
• Assisted the project and property management team for the design and review, technical specification, parameters, scope of works, contacts, project planning, electrical standard implementation, on-site inspection, improvement and modifications, technical issues reporting and analysing, government permit and requirements, project quality, commissioning and testing of Electrical Switchgear, Transformers, Generators, Load Break Switches, Electrical Panels and switchboards, Electrical System Protection, Capacitor Banks, Overhead and Underground Electrical Lines and cables.
• Supervised the preventive maintenance of 34.5KV/230V Electrical switchgear, Transformers, Distribution panels, Emergency generators, Automatic transfer switch, Elevators, Centralize Liquefied Petroleum Gas System, Fire protection and Fire Fighting and alarm system, Heating Ventilation and Air conditioning system, Potable water system, pest control and other electrical and mechanical equipment.
• Provided operational support to the school to ensure compliance with local government and departmental legislation, policies and standards regarding facility planning and operational management.
• Supervised 14 maintenance services personnel, 22 housekeeping personnel, 22 security personnel including daily supervision, training & mentoring.
• Assisted the management in formulation and implementation of ISO 9001 and 14001 for Property / Facilities Management.
• Project management on building renovation, MEP and fit out works.
• Inspected facilities in a regular basis to ensure compliance with HSE policies.
• Worked with Administrative Manager and Assistant Vice President for Administration to manage annual Capital Expenditures (CAPEX) and Operation Expenditures (OPEX) budget.
• Reviewed technical requirements of contracts and proposal for leasing & third party services.
• Assisted the engineering department for the technical review, design, layout, scope of works, contract, on-site inspection, planning, project execution, commissioning and testing of Transformers, Switchgear, Generator, Overhead and underground lines, capacitor banks and protections.
• Managed 16 engineering services personnel including daily supervision, training, mentoring, hiring and performance review.
• Managed the preventive maintenance of 480V Electrical switchgear, Transformers, Distribution panels, Emergency generators, Automatic transfer switch, Elevators, water cooled chillers, Centralize Liquefied Petroleum Gas System, Fire protection and Fire Fighting and alarm system, Heating Ventilation and Air conditioning system, Potable water system and other electrical and mechanical equipment.
• Commissioned and assessed MEP works of third party contractors according to scope of works.
• Performed troubleshooting of Electro-Pneumatic machines and preventive maintenance to ensure stability and quality output based on company standards.
• Conducted Electro-Pneumatic machines laser alignment, chemical solution, in-process inspection, beginning check, gear and shaft alignments, capture camera alignment, Ultrasonic welders and vibrators, heaters, high pressure washers, DC measurements and unusual appearance inspection.
