- Fully responsible for the function of the branch.
- Fully responsible for driving revenue and ensuring targets are met consistently as established during the budgeting process.
- Fully responsible for all staff performance to ensure high quality services and products are provided to end users/investors and their expectations are met.
- Implement SOP for all areas of operations and ensure quality documentation is maintained at all times.
- Responsible to have regular team building and motivation with teams to achieve the assigned targets.
- Ensuring the branch is in compliance to all Authority requirements.
- Provide all required information, advice and direction to different team members to facilitate their goal achievement.
- Responsible for resolving disputes and handling of settlements that arise from either Landlords or Tenants.
- Addressing queries from walk-in/potential tenants.
- Manage the functions like Vacant Units, expiry contracts reporting to Management, Landlord issues And Tenant requirements as the case may be.
- Manage Abu Dhabi Islamic Bank, Private owners & ADIB clients properties located outside Abu Dhabi Island ( 2620 unite)
- Manage MPM Properties branch in Capital Mall - MBZ - Abu Dhabi.
- Meeting with properties owner and process their requests, also receive and negotiate their instructions and planes for the properties.
- Report to Abu Dhabi Islamic Bank for client’s properties status and any problems facing the PM team.
- Monitor expired leases.
- Follow up with marketing team to rent vacant unites.
- Review leased terms and updates it based on current regulations.
- Inspect properties based on owner request to view any issue or problems in the property.
- Monitor team performance and advice for any improvement if needed.
- Report to senior management on monthly basis for portfolio status.
- Conduct quarterly meeting with staff for appraisal.
- Liaise with Leasing Team to issue offers based on the market price.
- Issue lease contract to the tenant.
- Receive and acknowledge rent payments from tenants and issue receipts to them.
- Handover keys to tenants and arrange check in and check out inspections through maintenance team when moving in or vacating the premises.
- Advice tenants of documents required for accounts of Electricity, Water, Chilled Water and Gas.
- Communicating with the tenants on the instructions from the landlord that are in line with the Abu Dhabi Law 20 of 2006.
- Follow up on pending maintenance requests reported by the tenants to call centre.
- Follow up with owner or the assigned representative on variable maintenance quotations that are not covered by the annual maintenance contract.
- Approve the ‘take-on’ of new properties and release properties.
- Receive and pay utility bills
- Provide support and subject matter expertise to department members in order to ensure timely achievement and smooth execution of department plan/s.
- Meeting with properties owner and process their requests, also receive and negotiate their instructions and planes for the properties.

- Forward and follow up with legal department for opened legal cases.
- Review leased terms and updates it based on current regulations.
- Coordinate with Abu Dhabi Municipality to register properties in Tawtheeq system.
- Prepare system generated internal and external property reports (tenancy contracts; collection; utilities bills; maintenance; legal cases, etc).
- Inspect properties based on owner request to view any issue or problems in the property.
- Administer and provide all required Human Resources reports.
- Administer the maintenance of accurate Job Descriptions
- Assist in maintaining accurate Organization Charts.
- Assist Human Resources Officer in all required administration duties.
- Maintain all Personal Files relating to Employees.
- Use and maintain appropriate IT database / systems.
