• Providing 24x7 Facility Management service for Commercial & Residential buildings.
• Maintaining the tower with 24X7 civil defense monitoring system interfaced with fire alarm systems.
• Experienced in conducting fire evacuation mock up drill for the whole tower.
• Planning and execution of planned preventive maintenance for the following equipments in the tower are as follows :
Heavy duty pumps like Sump Pumps, Sewage Pumps, Transfer Pumps, Booster Pumps, CHW Pumps & all other Pumps & Fans, All electrical panels and devices, Elevators, Generator, AHU & FAHU’S, Fan Coil Unites & Ducted Splits, Splits, Window AC, VFD Systems, Fire Alarm & Firefighting Systems, PAVA, CCTV, Access control systems & Intercom Systems & Experienced in maintenance activities of BMS and electrical lighting control
Roles and Responsibilities:
Planning and Completion of Preventive maintenance of all equipments as per schedule.
To allocate works for all manpower
Utilizing and training the team members to maintain the above equipments to work in maximum efficiency.
Raising the purchase order, Item consumption requests through CAFM System and maintaining the expenditure within the budget.
Managing the critical spares availability.
Preparing and Maintains the Safety Documents as per the OHSAS 18001.
Daily monitoring of Utility Demand of the sites and taking measures for reduction and also keep tracking records for Energy Management.
Preparing the Monthly reports, checklists, and all other site related documents.
Allocating day to day maintenance complaints to Technicians and Closing through PDA.
Coordinating with consultant and contractor to sourcing the quotations and submitting to client for approval. Accordingly will follow up to complete the works and report to Client.
Coordinating with Specialized Subcontractors to complete their PPM properly as per the Schedule.
Preparing quotation for reactive maintenance related works and submit to Tenants or clients for further approval.
Site Walk around inspections myself or along with clients and prepare reports of snags listed and forward to client with work completed.
Coordinating of day to day Site Operational issues and reporting to client.
Determine material, equipment, and supplies to be used.
Transfer equipment and personnel from one project to another as necessary.
Coordinate and install, inspect, repair and maintain the electrical, plumbing, mechanical and other related systems.
Technician’s monthly rosters and daily attendance follow up’s & other leave related, Uniforms follow up’s through CAFM System

Educational Background: Highest Education level : Diploma in Electrical and Electronics Engineering
