Responsibilities:

Common Area/ Infrastructure Facilities Management:

⦁ Management of over 450 staff (12 Co-ordination/ Administration, >75 MEP, >100 Security & >200 Cleaning).
⦁ Management of Total FM service delivery:
⦁ MEP maintenance: PPM & Reactive common area (HVAC, Electrical, Plumbing, generators, emergency lighting system, secondary chilled water supply/ Energy Transfer Stations).
⦁ Solar lighting network.
⦁ Lake water management (5 lakes total capacity: 8 million US Gallons).
⦁ Management of 16 sub-contractors including landscaping, irrigation, fire protection systems, waste management, access control, CCTV, barriers, pest control, refuse chutes, lifts & 3rd party inspections.
⦁ Health & Safety including COSHH & Permit to Work system including contractor risk assessment/ method statement review.
⦁ Scheduled site inspections, reporting and follow up.
⦁ Fabric & civil maintenance
⦁ Site security
⦁ Budget Management.
⦁ Procurement of materials and sub-contractor services.
⦁ Monthly reporting
⦁ Project Management (bulk property sales/ snagging, major civil works, traffic planning)
⦁ Client liaison: performance reports, meetings and presentation.
⦁ Innovations (ex. GU10 LED lamp replacement/ ROI 5 months) & Community Management support

Private call-out, annual maintenance contracts and Rental Portfolios:

⦁ Management of 1, 000 to 1, 500 call outs on a monthly basis.
⦁ Ensuring customer satisfaction through review of daily reports, adherence to SLAs, complaint resolution and employee support.
⦁ Liaison with Investment Groups including ENBD, DIFC and Arabtec.
⦁ Driving business growth

Responsibilities:

⦁ Freehold building maintenance (Leeds, London, Headingley)
⦁ Lease management and location planning (U.S, Europe & Asia - 32 offices).
⦁ MEP maintenance: PPM & Reactive.
⦁ Front of House & Travel Management.
⦁ Management of 9 sub-contractors including landscaping, fire protection systems, waste management, access control, CCTV, barriers, pest control, lifts & 3rd party inspections.
⦁ Health & Safety including COSHH & Permit to Work system including contractor risk assessment/ method statement review.
⦁ Scheduled site inspections, reporting and follow up.
⦁ Fabric & civil maintenance
⦁ Site security
⦁ Budget Management (£1.2 million per annum).
⦁ Procurement of materials and sub-contractor services.
⦁ Monthly reporting to Executive Board.
⦁ Project Management (ex. office refurbishments - Headingley 9, 190sq ft. Central London 3, 400sq ft)
⦁ Preparing planning applications; liaising with Local Planning Authorities.
