Essential Duties and Responsibilities:-
* Responsible for the over-all management of the Apartments, Villas & Common
area to ensure efficient and effective building operation in Saadiyat compound
495 apartments, 454 villas, swimming pools & multipurpose community centers
well equipped leisure’s and amenities
* Planning and executing reinstatement of villas and apartments based on move in
- move out planner
* Perform on-going preventive maintenance and repair work on facility
mechanical, electrical, and other installed systems;
* Maintain operate all HVAC systems and associated equipment, electrical
equipment, plumbing systems, building management system, and building
repairs;
* Ensure information flow between operation teams and senior management
is active at all times and concerns are either solved or escalated in timely
manner.
* Material follow up and contractor handling.
* Respond to emergencies;
* Preparing fault report, completion reports, quotations and duty roasters for
providing 24/7 facility maintenance around the project.
* Review and understand equipment and methods of operation, Comply with all
safety procedures and requirements;
* Attend training sessions and seminars and other assigned tasks as requested.
* Formulating operational policies and procedures Responsible for monitoring
and directing day-to-day maintenance activities and ensure compliance to
policies and procedures.
* Swimming pool maintenance and life guard services, Inspections Carried out
Weekly Bases, like Carry out the water test for chlorine levels; PH levels &
maintains this in log book. Swimming pool maintenance Fortnightly, checks As
per the Standards
* Operation and Maintenance of BMS system, fire alarm System, BTU meter and
intercom system;
* All PPM task and breakdown call monitor through CAFM system.
* Coordinate with customer service center.
* Manpower and services planning and Managing budget allocations to achieve
targeted revenues
