Urban Development, Urban Planning & assets lifecycle design, HBU Analysis of the following brownfield projects:
1. UNESCO mandate for the regeneration of Albalad Historical District (1, 900 assets on 2.2M. sqm downtown Jeddah, KSA): The scope includes Development strategy, HBU analysis, implement and oversee land parcelization concept, review master planning, finalize and handover BDC (subsidiary of MoC) portfolio of assets.
2. Royal Commission of Makkah City (RCMC) the project is part of VISION 2030 funded by PIF and aim for the upgrade Mashaer District (32 million sqm in Mina, Muzdalifah & Arafaat). The PIF mandate is to double Hajj capacity by the season of 2030 and turn Mashaer District into a year-round destination. The scope includes preparing development strategy for existing assets and new developments, HBU analysis, Review and manage urban planning design process to sync it with financial KPIs, create and handover KIDANA (RCMC subsidiary) portfolio of assets.
3. MoT Strategic Plan for Al Baha, Al Taif & Tabouk including sites analysis, short-listing, prepare and oversee design programs, review and manage urban framework design of selected parcels.
Reporting to CEO & managing non-residential, revenue recurring assets (portfolio worth $130M).
Reporting to CDO and assigned to Marassi International Resort ($2B investment) design & development management.
Achievements:
● Increased master plan coverage by 5% & increased GPM 2%.
● Completed (The M-porium) outdoor mall from concept till tenants fit-out and handover.
● Completed the contemporary gated communities (Verdi & Blanca) featuring total of 50, 000sqm+ swimmable lagoons, taverns and residential units (1, 300 units)
● Created the inner & outer marinas concept, reduced 20% of dredging & reformed the breakwaters to reclaim 30, 000sqm from the sea.
● Prepared Marassi Hotel strategy (market survey, P&L analysis, branding, and shortlisted operators) Negotiate TSA & OSA with shortlisted operators & co-investors.
