• Preparing tender and contract documents, including bills of quantities with the architect and/or the client by conducting site inspections if required.
• Reading & studying the tender & contract drawings and specifications & identifying the scope of works.
• Scrutinize the designs and examine the tender thoroughly, to accurately determine the quantity and
specifications of materials and finishes required so as to prepare bill of quantity.
• Preparing detailed Cost estimate for each item based on material and labour and also quantity take off
using Planswift software.
• Liasing with the client & ensuring to clearly understand the requirement to implement it on shop floor &
giving suitable proposals if required.
• Reviewing the design aspects & advising on correction techniques if required
• To raise suitable RFIs in the project & ensure clear visibility of all minor details.
• Estimating the total cost of the project and proceed with the offer/quotation.
• Reviewing of quotations, budgets, variations and invoices prepared by other members in the Commercial team and advising corrections if required.
• Review Contracts and work orders received from Clients and provide comments (if any) to incorporate in the Contract.
• Review Subcontract Agreements prepared by Procurement Department and provide comments to incorporate in the Contract.
• Making comparison studies based on suppliers and sub-contractors quotations & making negotiations with them on both technical and commercial aspects of product.
• Preparing and issuing Budget and Requisition for material, labour and subcontractor to Procurement Department and advise on the procurement process.
• Calculating and uploading the payment certificates of Subcontractors in ERP for approval and payment.
• Checking and approving requisitions, vouchers and invoices raised in the ERP from stores and other divisions.
• Reviewing of shop drawings and as-built drawings prepared by the Draftsman and advising on any details.
• Arranging sample boards and preparing material submittals for project submissions by making sure that it is complying to the submitted quotation for the works and is within budget.
• Identify any design changes affecting the cost and notify the variations to the Client.
• Coordinating and Negotiating with Consultant/Client to obtain the approval for submitted variations by providing necessary substantiations.
• Providing advice on contractual claims;
• Tracking changes to the design and construction work of current project and adjust budget projections in terms of materials or labour accordingly to continue the works.
• Submit monthly invoices for running projects with detailed quantity sheet for revenue.
• Checking monthly labour payroll and comparing with labour productivity to approve the labour wages list.
• Cost controlling, Project cost tracking of currently running projects.
• Preparing detailed cash flow for projects to identify the project status.
• Profit-Loss analysis and preparing final accounts after completion of the projects.
• Finalization of Subcontractor Accounts upon completion of their scope of works and based on agreed payment terms.

• Proposing Value engineering techniques
• To raise suitable RFIs in the project & ensure clear visibility of all minor details.

• Assisting & advising the draftsmen in preparing shop drawing details.
• Reviewing the design aspects & advising on correction techniques if required
• advising on procurement strategy;
• Preparing method of statements, risk assessment reports, compliance statements for the proposed materials etc.
• Identifying, analysing and developing responses to commercial risks;
• Allocating work to subcontractors & ensuring all necessary information is being given.
• Providing advice on contractual claims;
• Analysing outcomes and writing detailed progress reports;
• Maintaining awareness of the different building contracts in current use & also the Civil defense
requirements of the locality
• Updating with the Civil defense regulations in the production of fire rated doors & ensuring to follow the
design
• Providing suitable samples to the client for approval
• Keep track of any variations to the contract that may affect costs and create reports to show profitability.
• Proposing Value engineering techniques
• To raise suitable RFIs in the project & ensure clear visibility of all minor details.
• To provide all necessary information including the materials, finishes, sizes, quantities, drawings etc to the factory for easy completion of project.
• Effectively work as team leader for the draftsmen & quantity surveyors when required

• Preparing bill of materials by carefully studying the drawings.
• Checking with the suppliers for the material costs & making comparison statements.
• Preparing drawings using AutoCAD to support any proposals being given to the client
• Coordinating with the factory for the works to be carried out.
• Supervising the workers & ensuring the timely completion of the work.
• Reviewing the design aspects & advising on correction techniques if required.
• Checking on the deliveries & providing all details required for the preparation of invoices.
