Key Role and Objective
This position entails administrating one or more projects of the company with
respect to client contracts, and managing team of technicians, sub-contractors, and
other stakeholders to fulfill the requirements of the contract and maintain client
satisfaction.
Essential Function, Duties and Responsibilities
• Plan and Establish the Corrective/ Preventive/ Predictive Maintenance Program and
Schedule of the Project Equipment’s and System: Chillers, Chilled Water Pumps, Air
Handling Units, Fan Coil Units, Fire Pumps and Sprinkler System, Fire Alarm and Audio
System, Fire Fighting and Pressurization System, Landscaping and Irrigation System,
Swimming Pool and Filtration System, Lighting and Grounding System, LVSG/ HVSG
Control Rooms, Vertical Lift, Generator Sets, Sewage Treatment Plant, CCTV and
Security System, Building Management System, and other advance technologies.
• Manage and respond to systems interruptions and operational issues pertaining to
facilities management and maintenance based on standard KPI’s and SLA. Provide
client technical reports (Snag List, Condition Reports, etc.) for any breakdown and
unusual occurrence with recommendations to resolve the deficiency.
• Conversant on HVAC Load Calculation, Duct Sizing, Equipment Selection, AutoCAD
Operation, and other Computerized Applications for design.
• Acquainted to ASHRAE, NFPA, QCS, and other International Standard to ensure safety
and reliable project.
• Executes special projects requested by the client by providing accurate engineering
design, materials estimate/ submittal, labor computation, implementation of the project,
test and commissioning, until the handover of the project’s operation and manuals.
• Manage the Project Management Plan of the Fit Out Project through initiating new
phase of a project by obtaining authorization to start, refine the objectives, and define
the course of action required to attain the objectives that the project was undertaken to
achieve.
• Manage the execution performance of the project to complete work defined in the
project management plan to satisfy the project specification.
• Monitor and Control Project Processes by tracking required documentations, review
and regulate the progress and performance of the project; identify any areas in which
changes to the plan are required and initiate the corresponding changes.
• Manage proper Closing/ Handover of Project performed to finalize all activities across
all process groups to formally close the project or phase.
• Establish Implement, and Review System Procedures, Flow Chart, Checklist, and Log
Sheets to standardize services performance and quality.
• Lead and Organize a Team of MEP Technicians, Administrative Staff, Security, and
Housekeeping Personnel for daily Procurement, Administrative, Accounting, and
Operation Works.
• Control peace and order of the project and ensure that all technicians/ personnel
comply with the company’s regulations. Implement and adhere company’s mission and
vision for win - win culture.
• Assures the proper technical performance of the team by conducting or sending them
for trainings and seminars to enhance their individual skills and knowledge for better or
productive workmanship.
• Control and process documentation and files of the project in compliance to
government authorities requirements and assures the execution of the assigned project
according to contract.
• Manages the administrative paperwork of the team and sub-contractors (evaluation,
attendance, leaves, overtime hours, car mileage, quotation/ proposal, purchase order,
invoice summaries).
• Manage and supervise contractor’s work as well as liaising with consultants and
authorities for new development projects until handover to client.
• Performs evaluation of the team, suppliers and subcontractors based on the
performance, services and standard procedures/ qualification of the client and do
necessary action for any non-compliance.
• Applies the company’s Integrated Management System (OHSAS, QMS and EMS)
procedures and helps in updating them.
• Conduct inspection and audits on Projects Quality, Health, Safety and Environmental
Monitoring Control to provide standardization and professionalism for client satisfaction.
• For good communication and feedback, Operations Manager and clients were regularly
updated/ posted about project’s improvements, changes, incidents and pending tasks.
• Triggers and induces corrective and preventive actions, motivate team performance;
give them ownership to excel their potentials, and drive them with proper values and
examples for continual improvement.
• Attend Client Meetings and Quality Audit to determine if the organization complies with
the defined quality system processes and can involve procedural or results-based
assessment criteria.

Managing of 30 Hypermarkets Nation Wide in terms of effective Facilities and
Maintenance with the supervision of 04 Regional Building Administrator (RBA) to
provide an efficient and safe working environment for employees and their activities
by using best local practices to manage resources, services and processes to meet
the needs of the company.
Essential Function, Duties and Responsibilities

• Conduct assessment and bidding assistance to procurement on awarding contractor/
supplier specified project or major works.
• Prepare Monthly Power and Water Consumption Report with tabulated data’s and
calculations prior to submission at the accounts.
• Perform surprise ocular inspection to different Store and Tenants with regards to
Engineering and Safety Practices.
