A. Westwind Meadows Mass Housing Development
Currently providing Consultancy services for Tendering and Contract Administration of a
Mass housing project involving 8 numbers of 15 storey towers working as client’s representative. This included the Budgeting & Tendering responsibilities, Procurement, Negotiation & Contract award portion in pre-contract phase and Contract Administration during post-contract stage.
B. Establishing International Real Estate Consultancy
As the Director of the company at inception, I established the division of International Real
Estate Consultancy. This included study of state-of-the-art of global real estate market
including identifying various risks and opportunities, local real estate law, regulatory framework, identifying best international locations and finalizing with Dubai as the first step. In doing so, I have travelled extensively around the UAE and executed MoU with local Dubai Developers for promoting their properties in India. Along-with the same, we have also initiated Cost Management Consultancy which we are in the process of promoting through our Business Development Division.
A. 70 KM Highway side R.C.C Drain Project
We won the contract for a 70 KM stretch of Highway side drain and cross drainage works in a different state. Since this was our first instance of working on an infrastructure project and that too in a far away state, it was quite challenging for everyone on the team to calculate the costs and predict the potential problems that would arise. There was no scope for negotiating on the rate as the same was fixed from client (L&T IDPL) per KM of highway stretch. So we only had the possibility to reduce our costs to an optimum level and maximize our profits. I led the Quantity Surveying Managers in understanding the complexities, risks involved and realistically deriving the estimated project costs.
I conducted Value engineering studies and decided to replace traditional formwork with Plastic Formwork. We ultimately saved around 46% of our total estimated costs on labour and formwork components. My contribution was recognized by our company and I received Engineering Excellence Award for this project.
B. Saraswati Educational Complex
This was a large educational complex construction project with project cost of around USD 4 Million. I led our team in the pre-tendering, bidding and acquiring the work order stages. In the post-contract stage, I monitored over the cost control functions, ensuring contractual obligations, timely settlement of claims, advising and resolving various techno-commercial challenges faced by QS managers, and MIS reporting.
While working on this project, I also started the Training Program for young engineers in the Quantity Surveying practice.
C. Royal Orchid Hotel Construction Project
This was a proposed Three-Star Hotel Project and we were awarded only the Estimation job-work for this project. The project estimated cost was USD 3.8 Million.
Urja Mass Housing Development Project
This was a mass housing project comprising of 4 high rise tower constructions with a total built-up area 35, 000 SQ.M again in a different city, Pune. I was responsible for the entire contract administration during both pre-contract estimating, budgeting, tendering, negotiations, documentation and post-contract administration like coordination & fulfillment of documentary compliance, performance bonds, insurances, conducting monthly progress meetings with project team, coordinating with Project Managers regarding project financial status and advising them on cost control measures, ensuring timely claim preparation and submissions in line with relevant contract clauses till final contract closeout.
Construction of AIMA House
We I worked on Ambad Industries Manufacturers’ Association Project as Senior Quantity Surveyor and was managing 3 Junior surveyors at the time. I was responsible for the pre-contract estimating, preparing tender documentation, procurement and attending negotiation meetings on this project. Later in the post-contract stage, I administered the contract under the guidance of QS Manager. Major activities include preparing running bills for both the client and sub-contractors, ensuring timely claims preparing and submitting, material reconciliation statements, assisting PM in minimizing material wastage and contract closeout procedures.
A. Dana India & Virgo India Industrial Construction Projects
We were awarded two industrial projects located back to back with a common compound wall between them. Our scope of work was as the Main Contractor with the total cost of projects running concurrently amounted to around USD 12 Million. I was positioned as Senior Engineer in the Quantity Surveying Department and was handling 4 Junior Engineers in total. Here, I was responsible for the Post-Contract Services including sub-contractor surveys, comparative statement and recommendation reports, recording project progress and preparing R.A Bills and getting the same certified and approved from client, preparing sub-contractor payment certificates, reconciliation of Reinforcement Steel and Cement, Rate Analyses for extra items, raising claims and getting approved from client.
B. Noshir Kothak Industrial Construction Project
This was again a similar industrial project to Dana India and Virgo India for which I was assigned the entire pre-tendering responsibility. I prepared the entire documentation including rate analyses of some new items and preparing detailed Estimate, compiling the tender and participating in the Bidding and negotiation process. We were awarded two industrial projects located back to back with a common compound.
C. Winery Construction Project at Baramati
This was a large Winery Project at Baramati with the total estimated cost of USD 2 Million. I was responsible for the pre-tendering functions including preparing the Tender Draft and assisted QS Manager in the bidding process.
Industrial Projects in Belgium, France & Luxembourg
Multiple industrial projects in Belgium, France and Luxembourg, for which I prepared Pre-Tender Estimates in German & French Languages using HIT-OFFICE Software.
Construction of 200 Villa Project
This was a mass development project for 200 Villas. I was responsible for the entire Estimation and Tendering Process and post-contract Billing, Payment functions.
Bungalow and Apartment Construction Projects
I was part of an Engineering Team, where I prepared estimates for new projects under supervision of Senior Quantity Surveyor. I also carried out site activities like project progress measurements, preparing R.A Bills, material reconciliation statements, verifying and settling sub-contractor payment certificates.
