Job Description & Responsibilities:
• Managing the reactive, preventive and corrective maintenance of MEP in line with Service Level Agreements (SLA’s)
• Manage Sub-contractors service deliveries in line with SLA’s and KPI’s
• Ensuring that all statutory compliance according to the calendar deadlines for all local authority requirements e.g. Civil Defense, DEWA, Municipality, etc.
• Maintain records of daily activities and Prepare QA/QC reports with all the photographs and Prepare Weekly, Monthly and yearly site activity report and conditional Survey Report
• Submitting all relevant documentation to AEM for verification and invoicing by Finance Department
• Preparing and submission documentation to the client for verification of job completion and billing advice
• Allocating manpower to various projects efficiently in order to maximize productivity
• Conduct risk assessment and document it prior to commencing the job in order to minimize accidents and incidents and Taking adequate measures to mitigate the risk.
• Ensuring all HSE policies, processes, standards and procedures are implemented on all sites in line with contractual obligations and international standards.
• Ensuring all Facilities Management policies, processes, systems, standards, procedures and internal controls are implemented after approval so that the FM Key Accounts are serviced safely, reliably and cost effectively.
• Recommend Facilities Management Budgets and work plans in order to ensure that all contracts and Projects are carried out within agreed parameters e.g. Cost, Timelines, Service delivery objectives etc.
• Preparing Facilities Management MIS and progress reports in line with the Corporate Governance System to deliver timely and accurate information which will support the efficient delivery of business objectives.
• Preparing and ensuring weekly and monthly reports are submitted to the Client to report progress on compliance with SLA’s for KPI’s and close out all work orders.
• Supervise the Facilities Management team, to meet all Facilities Management functional objectives.
• Implement all Human Resource Management processes like Recruitment, Reward Management, Performance Management, Learning and Development etc. to keep employees in the Facilities Management Area adequately engaged.
• Conduct Technical Training of MEP Facilities Management staff to deliver the Facilities Management functional Objectives.
• Maintain electrical equipment operational by following manufacturer’s instructions and established procedures.
• Supervise maintenance of Electrical Panels, Pumps, Chillers, FAHU, AHU, Hygienic AHU, FCU, MDB, DB, PTS, Mortuary, Medical gases system and Nurse call system.
• Prepare daily, weekly and monthly report and PPM completion report for submission to the client.
