In charge of supervise the leasing functions handled by the Lease/Licensing & Government Services Department.. My employment role can be summarised as follows:
• Preparation of lease agreements, it's amendments and renewing the lease agreement pertaining to the office or other units leased by DSO to the tenants/clients.
• Overseeing the execution of the forgoing lease agreements, amendments and renewed agreements.
• Preparation of Sale Purchase Agreements regarding the plots of land and units which are sold by DSOA.
• Overseeing the resale of the forgoing plots of land and units and preparation of necessary documents.
• Facilitating the execution of Sale Purchase Agreement between private developers and unit owners and also for onwards sale.
• Registering the above agreements.
• Facilitating the necessary documentations and processes from DSO side with respect to registration of the title deeds with the Lands Department.
• Overseeing the eviction of the tenants in the event of any default.
• Meeting clients and explaining them on the various requirements of leasing, sale purchase agreements.
• General adminsitration of the Company.
• Ensuring that the documents of the company especially the lease, license etc. are renewed on a timely basis and maintained.

• Lease the leaseable space to tenants meeting criteria as per agreed rates well in time.
• To ensure all Shops, Apartments, Parking Space, Warehouses & Villas are leased or their leases renewed every year (Outside AGC) in order to meet the budgeted targets.
• To support the Property Manager and Deputy General Manager in the preparation of the Commercial tenant mix for the year and accordingly give a detailed financial / strategic proposal based on those projections as per the budget.
• To ensure that leases are renewed with the existing tenants in line with the tenant mix and the budget.
• To ensure that the tenants pay the rents in Advance and collect and handover all PDC'S to the accountant and to follow up for Returned cheques, and penalty for bounced cheques.
• To conduct pre-delivery checks and post-check out checks to contribute to the development and maintenance of properties and to ensure a safe working environment and to ensure that the tenants comply with regulations.
• Maintain effective operational support services including communications with the tenants, security, maintenance, house-keeping, minor asset control, in order to meet client needs and to prepare regular management reports, conduct surveys and understand the market conditions.
• Daily co-ordination with the Property Manager regarding update of status of renewals, bad tenants, and other leasing matters.
• Inter action with legal dept regarding status of cases handed over and follow up action.
• Co-ordination with Government Organizations (Dubai Municipality & DEWA) for renewals and approvals of old and new properties and to make deposits and claim refund of money.
• Co-ordination with the Maintenance team to create a smooth link in providing efficient service to the tenants.
• Co-ordination with the lease administrator and accountant on a daily basis regarding over due collection, lease renewals, lease termination etc.
• Conducting marketing activities like getting leasing boards organized publication in Newspapers in case of vacant units and assisting the Property Manager and Deputy GM in business development plans.
• To negotiate on behalf of the organization as per the mandate provided.
• To influence Projects, Maintenance, House-keeping or Security to fulfill tenant's requirements.
• Total Business Units responsible is 35 which comprises of 407 Units
