With M/S link international properties and consultant M/S Pioneer Engineering Consultancy LLC. Total Amount (336, 500, 000 AED). PLOT6, 10 &11: Car Parking 219 nos.2 retail, landscaping area at G.F& 13th floor, 121 apartments, Roof Swimming pool, Jacuzzi, GYM, Private Terrace at 13th floor.
Main Assignments as Construction Manager / Main Contractor
1- Overseeing and directing construction projects from start till completion.
2- Review the project in-depth and develop a plan of Work at the site including the project’s requirements.
3- Schedule and coordinate all construction processes and ensure quality construction standards
4- Plan, manages, oversee, give them guidance and direct construction staff, subcontractors, nominated sub-contractors and construction activities in projects during construction phase.
5- Define clear and explain roles, responsibilities, and contracts, scope of work, technical information, and deliverable requirements in terms of both scope and schedule to all construction teams.
6- Allocate site Teams responsibilities & Supervise work of laborers, mechanics& give them guidance when needed
7- Reporting to PM and Project director the Progress of works, productivities, budget Issues, site requirements, etc.
8- Evaluate progress and prepare detailed internal & external reports related to construction activities, site status & work progress on daily basis
9- Preparation all the construction contract Correspondence to consultant, subcontractors and suppliers.
10- Provides Equipment, Machines and Material and monitor Storage Materials.
11- Monitor construction productivity, performance schedule and provide recommendations for improvement by modification to operating procedures & work instructions in case of shortening
12- Ensure tracks progress of each project, Monitor costs & ensure completion on time within budget and scope.
13- Negotiations of PS & PC Items& preparing the comparison sheet for client approval and Negotiations of contracts Draft with subcontractors, vendors & suppliers to reach profitable agreements
14- Preparation documents for authorities and obtains all necessary permits and licenses & NOC, s (Personal & online) in Dubai (NAKHEEL, TRAKHEES, Dubai Municipality, etc...) and Abu Dhabi (ADM, AL Dar, etc...)
15- Attending Technical, coordination and Site progress meetings and follow up the clients recommendations.
16- Collaborate & Coordination with construction teams, engineering disciplines and Subcontractors (Civil, Architectural, Interior Design & MEP) to ensure quality standards of work& completion on time within budget.
17- Review, verifying technically& approved contract technical documents Submissions (Materials, Subcontractor, Shop drawings, Samples, physical Mock-up Samples & MOS).
18- Preparing the detailed drawings required for subcontractors and construction teams.
19- Strong visual awareness& an eye for detail as well as the ability to see the bigger picture of a projects.
20- Forecasting weekly & monthly resource requirements.
21- Ensure tracks progress of each project & ensure completion of projects on time within budget and scope.
22- Preparation the Study of Variations (Time & Cost), prepare all related Supporting documents required and follows up with consultant and clients for approval.
23- Ensure site safety is in compliance with Project Safety Plan, legal requirements, safety standards
24- Select, hire, and instruct staff, skilled laborers and subcontractors.
25- Handing over the project to Authorities consultant and clients, rectifying all snag list comments, Handing over the project documents and Preparing the close out reports
26- Manages, oversee and direct the Testing and commissioning and maintenance works
